Of the 40-hectare area of the former Breitensee barracks in the west of Vienna, only a few green spaces remain – but adjacent to the 15,000 m2 park jewel around the “Kommandogebäude Theodor Körner”, the current headquarters of the Army Intelligence Office, the ÖWS Group, in cooperation with several property developers, is building a modern residential quarter with a total of around 900 flats under the title “THEOs – Living in the Park”. This will make the park around the Gründerzeit building, which was originally built as an officers’ residence, with its magnificent old tree population accessible and usable for the public for the first time.
For the residential buildings at Spallartgasse 17 and 19, the project operators are not only relying on a unique park ambience in a central location, but also on clever semi-precast elements from Kirchdorfer: with a total of 14,000 m2 of double wall elements and around 8,000 m2 of element ceilings, industrially prefabricated semi-precast elements are being used to customer specifications, which are characterised by easy handling at the construction site. As a full-range supplier, the Kirchdorfer Concrete Solutions companies also supplied prefabricated stairs as well as balcony slabs and balustrades.
