GLEIS 21: Hybrid construction on the right track

It is no surprise that the name “Gleis 21” hides a chic real estate project near Vienna’s new main railway station. What is less obvious, on the other hand, is that the innovative residential complex, which was completed in 2019 with a total of 34 flats and four commercial units, relied on an assembly construction method and hybrid construction with factory-prefabricated building elements for the construction of the four upper floors.

As a joint venture of KCS, the market leader in industrially prefabricated concrete elements, and Mayr-Melnhof Holz AG, Austria’s leading supplier of industrially processed timber and timber components, MMK Holz Beton-Fertigteile GmbH not only has know-how and a product portfolio from two separate construction methods, but also the possibility to prefabricate the so-called “XC®” timber-concrete composite slabs in an efficient way and under controlled conditions in the factory hall, according to the project-specific requirements: For the Track 21 project, for example, the XC® elements were already constructed with reinforced concrete edge beams at the same level as the slab, so that the floor slabs could be placed on the wall-integrated timber supports. The balcony slabs were also attached in the factory using ISO cages. This allowed the slabs and balconies to be installed completely without underpinning and largely dry. In addition to the XC® elements, the BSP roof elements and all prefabricated concrete parts (columns, beams, hollow core slabs, stairs, balcony slabs, arcade frames and slabs) were also supplied “from a single source” by the Mayr-Melnhof company or the Kirchdorfer Group.
